Septic Tank or Mains Drainage? What Suffolk Village Homes Need to Know

Haverhill itself is almost entirely on mains drainage, but plenty of the villages around it — particularly the more rural ones — have properties running on a septic tank or a small sewage treatment plant instead. It's a detail a lot of homeowners are surprisingly unsure about, and it changes what "a blocked drain" actually means for your property.

How to tell which you're on

The simplest check is your water bill. If you're charged for both water supply and wastewater (sometimes shown as a separate sewerage or foul drainage charge), you're on the mains sewer. If you only pay for water supply, with no sewerage charge, your property almost certainly drains to a private septic tank or treatment plant instead. If you're not sure, a quick look at your bill from your water company usually settles it.

What owning a septic system means for you

On a septic tank or treatment plant, everything from the pipe leaving your house to the tank itself and the soakaway it drains to is private — there's no equivalent of the 2011 sewer transfer that applies here, because there's no water company pipework involved at all. That means routine desludging (usually annually), general upkeep, and any repairs are entirely down to the property owner. Since 2020, off-mains systems in England also have to meet the general binding rules on how treated water is discharged, which is worth knowing if you're buying a property with an older system that hasn't been looked at in a while.

What mains drainage means

If you are on the mains, some of your pipework may still be your responsibility and some may belong to Anglian Water, depending on whether it's shared with a neighbour or sits beyond your boundary.
